All new accounts. What are some goals in terms of assets raised I should be looking to hit? Basically starting with very few accounts I can leverage into referrals so almost all would be fresh. I have 20 years of experience raising money but mostly over the phone and manage about 15 million in commission trading business. These clients are more on the speculative side, almost non are in my local area and are not convertible to feee business. I am in nyc. Trying to set a game plan for the next few years with realistic goals. Any ideas on marketing would also be appreciated. My business in the past was almost all cold calling.

I can send you a script and you can do lunch n learns I’d say a million a month is possible. Depends on how hard you want to work.

Say I want to do a major renovation on my house. Are there banks that would offer a loan (HEL or mortgage, don't care which) over 95% of the current appraised value of the house?

If we did it, we'd be adding a bedroom, bathroom, and garage, and we would be increasing square footage by about 75%. House currently worth around $400k with $260k left on the mortgage; future comps are worth about $650k. Best guess is it is a $200k renovation.

Told my gf (26) that I don’t want to buy a house with her because it is more straightforward for both parties if we keep things separate until marriage. We have been dating 2 years and renting together for 1 year.
I (29) suggest she uses her money to buy property separately whilst I’m happy to continue living together, whether it’s at my or her place.

I have an offer to a commercial real estate company in hand. My current brokerage (residential focus) wants me to pay $3000 penalty since I’m breaking the contract and leaving. I’m financially struggling and 3k is a big number to pay now. The new job will be paying me $2000/month up until the first year only. Is it wise to pay or stick around in residential sales just to avoid that penalty?

While the age of pensions has almost entirely been eliminated, I fortunately have one that is still actively accruing 2% for every year of service. For savings purposes, what is the best way to incorporate this into a budget? Theoretically, if I max out at 70%, I shouldn’t need to save much in excess of this amount, right?
