Don't get drawn into tenant bullshit. Always act and communicate professionally and respectfully and your tenants will hopefully treat you the same way.

Just use Cozy. Landlords pay nothing and it will facilitate a credit and background check. Otherwise, just hope you get a low maintenance tenant. There are ways to informally screen for this, but I’ll leave it there

We’ve been using Cozy for 2 years and it’s been working well no complaints for 2 of our properties.

I outsource this to warehouse.com. Establish early that they should pay for maintenance and things they break. I also establish ‘office hours’ for evening times they should call for routine transactions. Basically, they should call 911 then call me during normal business hours.

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. Is RE equity building overrated? I have been doing deep analysis only to find out that bank mortgage interest makes a deep cut into whatever equity I think I am building by renting out properties. We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.
