I do not know from the number perspective but from a renter I live in Irving Park.
Depends on the location, I would say stay away from Albany Park boarder but other than that you're good. I pay nothing for a small ~900sqf 2/1. So I love the affordable prices, I will say that I would like easier access to the L as I am still a 15 min walk to the brown line and a bus ride to the blue line, so if you're closer to transit I think you can charge more and easy to rent. The neighborhood is just that neighborhoody, so wouldn't be attractive to someone looking for a true urban vibe easy access to everything around the corner, which is probably more ideal for LLs as you're likely getting less of the party crowd.
All that to say if the numbers add up for you, its a good neighborhood overall I dont think you'll have issues renting it.
