I have about $125,000 in equity in my current house, which will probably be closer to $100k by the time closing is done. My local lender is requiring 20% down on a jumbo loan, which I don’t have. My first question is—does anyone know of a lender who doesn’t require 20% on a jumbo? Second, I have about $100k equity in a rental property but lender requires 40% down on investment properties for a HELOC. Help!

I’m considering just VTI or VOO. Theoretically I won’t need these until retirement related medical expenses. Should I be concerned about unforeseen medical emergencies?

I’m 22 years old still living with my parents with minimal expenses. I make $65k, maxed out my 401k, have no debt, $30k in an HYSA, and $13k in a brokerage account. When I move out in 6 months or so, I estimate I’ll need $12k in an emergency fund. Should I put everything except that in my brokerage account? I hate that I have so much in the so called “high yield” account only making 0.45%

Hypothetical: let's say I take 100,000 today after my taxes and invest it in a brokerage account for 30 years (I'm 25). If we assume 7% interest rate it comes out to be 750k. If I draw below the 80K threshold for capital gains each year (married filing jointly) then that whole thing is tax free right? Am I missing something? I know we need to assume taxes stay the same/similar, and I can live off of 70K at 55. But anything else?
