Got an offer from someone to do some work (drywall + painting) at my investment property for cash… Sounds nice. How do I protect myself from a lawsuit standpoint if they like get injured or something on site?

If you’re worried about a lawsuit, find someone who’s licensed and bonded / insured. It’s a sign that they want to follow the rules.

If they’re willing to invest in being licensed and bonded, they’re less likely to file fraudulent charges, and will protect their reputation more aggressively than someone who isn’t registered with the appropriate people.

That is what your homeowners insurance is for. You can’t protect yourself from a lawsuit - anyone can file it. You can secure resources to help you fight it - get a legal plan too.

Umbrella insurance. Quite cheap. Comes in multiples of millions

See if they have a builders risk policy. Not sure if that is a thing for small reno though. I believe you can take out a builders risk policy too if they don't have one.

Put house on the market at what realtor thinks is a fair value. So far (only five showings) everyone likes the house but says it’s too expensive given updates they’d want to make (they don’t say what but I’m guessing updating the bathrooms as example).
