That sounds a bit high to me, though I guess it depends on neighborhood/amenities desired. Friends I know are paying 3.5k for older two beds in Midtown or 3.6k for an upgraded one bed, doorman, gym in Fidi
After a bit of life (mid 50) I'd say keep in 20-33% range. Go as low in that range as you can and still be comfortable and can avoid hideous commutes if you rent. Go as high as you can if you buy and find a place surrounded by a number of houses nicer than yours. Stay more toward the middle otherwise...note the above may not cover taxes, insurance, utilities ...
Depends on where you plan to get. For a decent 1 bed room it will be anywhere from 3.4k to 5k

You're probably right. I was using 38% combined federal and state rate for NY and taking $18k pretax for 401k
