Family bought in midtown east years ago. Property has tripled We keep it rented and haven’t done much to renovate. If I was buying in New York would do a condo not coop bc they have more relaxed sublet and rental policies. Pricier but worth it in long run. Would also by on west side along water close to Hudson yards or Chelsea or west village
Prices are outrageous over there now. Sadly I won't be able to afford those areas
Try Astoria or Jackson heights. Certain parts are historic and affordable. Do you want to live in it or for investment ? Have you though about weehawken or edgewater in NJ?
Hell’s Kitchen also good as is upper west side. Midtown east has “affordable” apts mostly coops though with strict rental policies
Your approach will depend on what you’re gong to use it for- income or as residence. I had a studio midtown east i recently sold at ~2x value after many years as my primary residence. I also put money into it over the years. But the goal was to build equity for the next step and save $ on taxes. I recommend you find a decent agent (would recommend mine) and talk through your goals if you’re serious about looking. NYC is incredibly diverse so you need to narrow down the options

I suggest north manhattan (Inwood, Harlem, Washington Heights), Queens (Sunnyside/Kew gardens), some parts of Brooklyn (Carroll gardens, bay ridge) if you want to grow into something. Places in NJ mentioned above would be good too. Narrow down the neighborhoods based on your needs then find a broker experienced in those areas to help with the nuances
The midtown part of Central Park South, where nobody thinks it's sexy to live but it's convenient as hell. $1400/sq ft five years ago, don't think it's really gone up though. There are some families in the building but definitely skewed towards single and DINKs.
