The lottery building is very close to my current apt but it’s a much nicer new elevator doorman building with amenities as opposed to my current pre-war walk up.

I won the stuytown lottery about 3 years ago, but didn’t take it because my SO didn’t want to live there - too far from work. It also wasn’t much cheaper than we could get elsewhere.
I think the advantage is that it stays stabilized and affordable for as long as you live there, even if your income rises.
It’s not as affordable plus the income limit is pretty low for how much they are asking in terms of rent.
When I was making 80k I thought the lottery buildings were too expensive but then I started making 200k and now pay much more for fewer amenities. Def do it if you can stick it out…
Will you still have a reasonable budget? My problem with the lotteries is that they push people to spend 40%+ of your net income on rent. If your budget looks good I’d say go for it, especially if you expect your salary to increase over time. Once you are in they can’t kick you out no matter how much your income goes up. You may re-certify yearly (depends on the building) for documentation purposes only. Also, rent increases are 1-2%/year. Worst case scenario, you go through the process, tour an apartment, and withdraw your application. No harm, no foul.
