I’ve realized that while viewing about 15 apartments in nyc the past two weeks looking to upgrade my box of an apartment, the value a personality gets you in real estate, especially in nyc . As an outgoing people person with limited technical skills, i feel i could bring much more value and growth due to that

It sounds like you’ve already made your mind up! Also, you could probably sell real estate part time with that license, or help your friends broker deals as they get more established and are looking for more property.

It sounds like you've made up your mind, however, I would note that real estate agent work/life balance is terrible as you will be probably be showing a lot of properties after work hours and on weekends.

Then comes the fact that your income is driven by your ability to sell and is very feast/famine. Im sure you've already evaluated these tradeoffs, but make sure you're really ready for this.

You could do anything that would compensate for an A1 salary lol. Especially if you start out working for another agent

I believe there’s a big amount of working under a licensed real estate individual first (years) before you can be fully certified yourself. I’d just keep that in mind as a sort of barrier of entry. Pretty strict full time experience required for those years, 35 hours per week minimum. That is the more strenuous barrier to entry than the exam. If it’s your passion it won’t be a problem, just know it’s hard to make this as your side hustle as the time commitment is high.

My friends in real estate are saying it’s about as lucrative as it gets right now.

For reference, this is in NJ. Most likely a different story in Texas or Florida for the moment.

Hedging risk: I have a 11 Audi with 135k miles with the original timing chain that is near operational limits (4.88 vs 5). Plan to keep the car for 5/6 more months. Should I get a warranty for 110$ per month that covers everything and be worry free? Or roll the dice. The timing chain service is 2k if fixed now or 7k if it breaks. Cars in great condition overall
