I sold to OpenDoor for $50k above the max I thought I could ever get.

They did nothing to it and turned around the next day and listed it for $100k more than they bought it from me for.

It sat on the market for 180 days, and they ended up selling it for $40k less than they paid me for it.

Yes. Left a lot of money on the table but if you want out quick it works. I sold to them for $275 they turned around and sold the place for $340 2 weeks later. I'd do it again because I wanted out

Which one did you sell to? How quick was it? What fees did you have to pay?

Booked a twelve day trip to Lebanon/Jordan. I’ll be traveling solo as a black woman. Would love any insight anyone may have about that. I’ve traveled to all six continents so very familiar with nuances of race in different places. Just looking for advice on Lebanon and Jordan in particular. Also, any tips for the best way to split the time? Here’s what I’m thinking so far:

I had my Assessor interview this past week and received a pre-screening questionnaire that asked about dual citizenship status. Because I don't even have a passport for the country I am a dual citizen for, I didn't even think about the possibile complications this could lead to with my application. I applied through a career fair at school and didn't see the citizenship requirements, so I guess that's on me.

Would love everyone’s thoughts! Which of these two options would you pick if your goal is to buy and hold for appreciation purposes given these are in a very hot market. Both same lot size.

Option 1:
- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)

Getting ready for a new life adventure in some other city or country. Have a great house in an extremely desirable city. We should probably rent it, gain a little monthly cash, and let the asset grow even more. But part of me says just sell it while it’s high now, and go forth and not have to worry about renters and things breaking etc. Just move on and buy something when we settle. house is paid for. Thoughts?

Has anyone purchased with a partner? I'm cash strapped after purchasing two 4plexes recently but found a good deal. I would manage renovations, tenant screening, and property management.

How should we structure the deal? What would you want for bringing $80k to a deal?

Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

We moved into a 25 year old home recently and inspection was clean. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

How do you judge a low ball offer with how the market is changing? Earlier this year, you would look at comps and say this is the value. Now with rates going up and people pulling out, how do you justify the value? (View point from the buyers end)
