thanks, it’s not quite the same since this course is more about technical data analysis, the “free ones” seem like domain knowledge

I’m curious, what are you taking the course for? I have a data science background and am a REI, and this course interested me as well. How do you plan to apply the info in the course?

About to list my townhome for sale in a Chicago suburb. Any suggestions on how to price it right? Should i get a property appraisal? I have done alot of renovations recently and don’t want to price it lower. My real estate agent is having a hard time right now so I requested a random one off of Zillow on short notice and she’s been so great! Thing is, my original real estate agent gives 2% of the house cost back to us as an incentive to use him. He’s definitely not as responsive as the random one I’m working with now and not as helpful but that 2% can cover more than half the closing costs. I don’t know what to do. The random one has helped me quite a bit on short notice for the past few days.

What are some tips and tricks when locking a loan. My place is expected to close end of November so I still have some time to shop around. I was able to lock 15 yr with BoA at 4.75 for 90 day lock but another lender willing to do 4.5% but with 60 day lock.

Do Plumbers generally charge a fee just to come look at the problem and provide an estimate? I called a couple of plumbers and they are asking for a 50$ or 75$ fee just to be at the door and give an estimate, the fee will be adjusted if I give them the job.

Hey folks - I am looking into purchasing a 2-family home in HCOL area. One unit is being rented and the other would be owner occupied (me). After rent from tenants, mortgage would be around ~$4,200. HHI is around ~$235,000. Home price is $845,000 @ 5% down. Does this sound reasonable? Need advice if this is a good investment or I should fade away.
