Haven’t myself but have considered - key question for me is why would someone sell through here rather than normal means / listing sites?

For sellers it looks like you would net more if selling a house with a tenant in place
- No lost rent while property is for sale
- no capex to prep for sale
- they take 3% in fees instead of you spending the traditional 6% in brokerage fees

Thinking about buying a condo, great area and rentability, but, realized they require 25% down. I’m thinking that because this percentage is too high, people will be deterred to buy since they can essily buy a house with this downpayment. Would like some advice on this. Thoughts if my thinking is completely off? TIA

I’d like some help evaluating the best deal. Airbnb potential house/ back house in Texas (furnished for $570k) Airbnb would break even (~3600)and most of not all of mortgage while I live in the back unit. Turnkey but not sure about appreciation or value. OR triplex for $625k that generates 4500/month, it’s in a questionable street in an amazing zip code.

Looking at a property where the garage is in the basement of the home and the garage doors are in the back of the property. There’s not a driveway currently paved, but it would need to go from the street, past the side of the house, and into the back yard at a slope to reach the garage. How concerned should I be about drainage in having a sloping driveway? Any estimates on cost / similar experiences?

The housing market is not going to crash simply because interest rates are rising. This will on temper demand, and slow the price appreciation of homes. Yes some markets will see price declines, but this will not be a repeat of 07/08. Market fundamentals, and basic lending practices are much different than they were back then.

Looking at new construction with local builder and not sure how the construction loan works, in an actual practical way.

I have a current personal residence. If I were to buy a re-sale home, I would sell my current home, pay off my outstanding mortgage, and use the proceeds as a down payment on the new purchase.

How would that play out with a construction loan? Anyone care to explain, please?

First time landlord with a house in an unattractive part of town. I’ve found I can rent to young professionals by the room for a total of $3200 or rent the whole house for around $2800. The problem is young professionals end up wanting flexible leases, and in the whole house rental market, I end up relying on vouchers. What’s the better strategy?
