Are folks buying homes with 6%+ mortgages? Or waiting till things cool down?

I’m a homeowner and we have a 3.25% on a $600k loan. Likely needing to upsize to a $1.5-2.0M home (VHCOL) because of kids, but balking at the idea of paying $6-8k/mo in interest charges alone.

Over the years due to job changes I ended up having accounts in both Vanguard & Fidelity. I have since consolidated my IRAs & 401ks in Vanguard but left a taxable account in Fidelity. I have a lot of student debt from law school. I’ve refinanced a couple of times and received the best fixed rate available, but I’ve seen others refinance with a variable rate which of course is lower. I’ve read some other comments of people refinancing at a super low variable rate....isn’t this risky? Of course I am afraid of going variable and then the interest rates going up a lot. For about 7 years I've split my contributions approximately 50/50 between a traditional 401(k) and Roth 401(k) to get some tax diversification. My annual contribution has been the annual max, plus a small employer match (3%) into my traditional acct.

I'm switching jobs and am reconsidering my approach. Would it make more sense to max out the traditional 401(k) and use the present day tax savings to fund a Roth IRA, assuming I'm able to with income limits/backdoor conversions?

Im 35. Considering to start investing in Real Estate this year. Looking to buy 1 property to start generating cash flow, but most importantly, long term equity. No plans to sell. We often talk about side hustles… the service industry is getting absolutely crushed. High end steak houses are paying $1k bonuses and $17+/hr bc they have no dishwashers.
