Have the opportunity to invest in a commercial real estate project that a buddy is pitching through work. What are some rules of thumb or items to keep in mind when performing my due diligence?

I'd also look at who the other investors are (if any). Older brother started as a developer for a small company, relied partly on family/friends for a big project but also had bankers co-financing. There's a big difference throwing cash at a project where all of the financing is from family/friends and one that actual businesses have seen as an investment opportunity

Does your buddy know the real estate industry and have experience with a project similar to this? Are you sure you want to go into business with a friend? Many friendships have broken up over business deals? On top of that what do you know about commercial real estate? If you are asking about what you need to ask, it sounds like you don’t have any experience in this area. If so it may not be a great idea

Definitely need to learn. It's a project through his firm, so I am just a very miniscule amount compared to the total amount invested. It's not like he had a great idea and went with it on his own, it has the backing of his company (which provides me some confidence)

Commercial real estate post Covid is a very different world than pre covid. I’d be very bear on any commercial projects for the next 1-3 years until things normalize a bit, but that’s just me…

Meh. Depends on type of commercial. Industrial is hot now.

Background: My client is an industrial manufacturer in the Midwest. They are the finance arm of a company that makes tractors and construction equipment. Most people in the office dress in a collard shirt or polo with blue jeans. Usually they have branded apparel like sweaters or jackets over top. They're technically white collar but with a blue collar clientele. Question: should I wear my Carhartt jacket into their office next week or stick with a peacoat? I'll be in business casual.

How is big4 companies different from other service companies in India. Big4 companies also provide service to client. They are are better in terms of pay for sure. Apart from that, I'm curious to know the difference.

What are the most well respected professional certifications for a career in finance? I have a background in FP&A, cloud/IT finances, mortgage analysis (reverse and forward). I’ve been successful on every project so far but I find myself being drawn towards the worlds of M&A and PE so I’m thinking CFA would be best primer for a career in those.
