Hello! Any Illinois realtors here? I am planning on becoming licensed sometime in May or June (if all goes well). I don’t plan on doing this full time and would love a honest opinion about a good brokerage to apply to. Any recommendations?

Crying for my RSUs….started at my company about 6 months ago and got some RSUs split over 3 years. Turns out the stock price at time of my hiring (which is what was used to calculate the number of shares over the three years) was the highest it’s ever been. Stock price has been cut in half since then, along with my RSU value. 😭 how do I cope?

Thoughts on stipulating to negligence from a plaintiff’s perspective? At first I thought it was a good idea because it obviously saves time and money and saves you from the possibility of your client receiving nothing. I practice in a contributory negligence state and my client wasn’t rear-ended she was side swiped while at a complete stop. Negligence is still fairly clear but I can envision a reality where a jury disagrees....

Also, when I do plan on buying my first house years from now she said she will remove my name from the mortgage so it doesn’t affect my credit and sell the property if I need help for the down payment. Option 2:

100-150k in cash how would you invest it ? 1. Buy low priced out of state property all cash (~100k multi family in city like Cleveland ) With remaining money fix up property, rent and hold. Or 2. Buy multiple properties with loan and put down payments on 2 multi family homes, (up to ~400k each 20% down) out of state or possibly local. Buy mainly turnkey, rent and hold.
I know either way should essentially work but would love to hear different perspectives.

Thinking of moving to another county in my state. I own a portfolio of rental properties (about 10), all in state, and thinking of keeping and renting this current primary of mine if we move and renting it as well. Value is $800k,so would be a high-end rental in a sought after N/H. Currently has about $400k equity. So, I'm just on the fence about whether to sell it, put the equity into the new home for a lower pmt or rent it at $500-1000/month NI and let the value go up. Thoughts?
