Closing on a my first property ever in two weeks here in NJ. It's a triplex and I will be living in it while renting out the other two units. Doing a 203k rehab loan because it needs a good amount of work and seller wasn't able to pay out of pocket for repairs. I'm getting a rate of 3.75%. Is this a good? Don't know much about closing costs yet. Keep in mind, rehab loan interest rates tend to be a lot higher than conventional or FHA loans.
Are there any good headhunter/recruiters for the client service side of things? Asking for a friend.

Looking to brainstorm a bit here: my fiancé is potentially going to start looking for a new role after tax season is over. He has about 3.5 years of experience as an account manager at an environmental tech company and then made a career switch to accounting at his family’s firm for 3 years. I think he would like to get back into sales/account management but looking to see what everyone’s advice would be in terms of type of roles and companies to go after!

So, a recruiter gave me feedback that my lack SPHR or SHRM-SCP is causing my resume to be knock out by AI and human recruiters despite my position and work history in Multinationals and being in Technology. They suggested that we put SPHR ( Lapsed). I let it lapse in 2017. What is your opinion? Plus if I were to take another certification - should I take SPHR or SHRM-SCP?
I work at a Manufacturing company. We currently have our hourly team members clock in and out at a physical clocking machine. We would like to change this since one of our values is trust and it makes our team members feel like we don't trust them. What other ways are companies having hourly team members clock in/out?

My CEO is looking to tighten up our work from home program and get people back into the office more. Most are out 3 to 4 days a week. It's not that they aren't working, but we are missing the energy you get as a collective. I suggested 3 days in office 2 days out and the 3rd week of the month is a hell week, everyone is in 5 days!!!
