Hello guys. Looking to see if I am getting proper rates from lenders. I am seeing Wells Fargo at 2.72% for 15-year fixed and 3.15 for 30 year fixed both with 0 points. What's everyone seeing or getting now days? ( New home purchase )

You should be able to get a lower rate from other lenders assuming your credit is good and you have 20+% equity if you’re refinancing or 20%+ down payment if buying. I refinanced at 2.875%/30 yr in May and rates are lower now. I would suggest staying away from the big banks and use a broker, credit union or online lender (the latter especially if you’re refinancing). Shop around and use lenders’ loan estimates against each other, as they will often try to match/beat other lenders to get your business.

I’ve refinanced twice since November with Better and had a great experience both times. The most recent time my total out of pocket cost was $500 - no points, $1200 credit and waved appraisal. They also say they will beat any loan estimate by $1k or give you $1k, which I took them up on and they did. I’ve found Own Up to be a good source too, the will shop around for you with various lenders. Lenderfi gave me good terms too, no points/no appraisal. They are also advertising 1.75%/15 yr, with 10k in points, so may want to check out their options. Good luck.

Preapproved with 2.875 possibly down to 2.75. First time home buyer. Conventional loan

I got 3% 30 year conventional from Wells a few weeks ago but trying to shop around some more because they rate match. Morty.com broker that quoted 2.875% for 30 year. LoanDepot.com offered slightly lower than Wells but offered $1500 in loan credits.

2.875% with no points. $1,100 closing costs. 30y fixed in Chicago.

That’s amazing! Dang

Jumbo loan or no?

I’d consider a 7 year ARM then

3% on a 30 yr conventional

Under 3 go for it. Don’t be greedy

Figures, day after I turn bullish, we are in a short-term countertrend short. Looking for a sell off back to a halfway back long for the week. Shorting could be messy; but, it's doable. 30+ Point Target, 6-8 points of risk. 5:1 reward:risk. Just cut if we hit new highs. Ideal place to buy is 3231.75 - 3222. Below 3222, it gets messy as that risks going back into the previous range. Medium-Term Objective is 3375.
