Get a local lawyer to read the lease to see if their are any outs or it doesn't comport with local laws. They would also know if the local health department or university shut down the sorority house for health reasons. You could also ask the sorority if you can buy out the rest of the lease for less than the full face value. If you signed a real lease and they are allowed to house students, they can eventually enforce it, even with COVID.
If she signed the lease with a promise to pay, but didn’t due to COVID, she’s likely still obligated to pay unless there is an exception in the contract. I agree with previous comments to get a real estate lawyer that knows the leasing language.

You might also inquire with the school. Often the Greek houses are on campus property. Maybe they can help.
Evictions won’t appear on a credit report. But any rent collections past due could appear. That being said do check with your state if there are any protections for renters during this time.
