$2000-3500 for a 1bed is a pretty typical range in Back Bay, South End and Beacon Hill, with ~$2500 being pretty common. Can’t speak for Cambridge. Depends on if you want a building with more amenities, that will add to your cost. Brokers typically charge a fee of 1 month’s rent, so be prepared for that. You still may be able to get a deal on rent or fees waved because of covid, but as things start to normalize again those will go away.
You will pay the broker’s fee on most brownstones, regardless of whether you sourced it yourself through Zillow/Craigslist or had someone actively helping you. Also you pay nothing to get login info for the MLS, so you can see what’s on the market and get alerts for things you’re interested in. I think a lot of places were waiving them for part of this year.
No need for a broker if you’d like to live in a big building with amenities (ink block, 345 Harrison, etc) you will probably need a broker if you’d like to live in a brownstone / walk up! If you’re looking for a broker, we worked with Linda Gomez and she was great!
If you want to avoid a brokers fee you can try looking at Facebook housing groups - a lot of landlords or tenants who are leaving do it ‘DIY style’ through Facebook, avoiding broker costs

Some approaches I took for apt hunting - 1. drove around areas u r interested to find buildings contact info 2. Asked colleagues/ locals for area/ building recommendations 3. Google map for building after u lock down a area 4. Checked reviews on diff websites for a building u like 5. Also checked reviews for the mgmt group 6. Reviewed the price trend (u should get 1-2 months off given COVID) 7. Amenities are important - especially when u r at home 7/7 days a week until who knows when
You can find 1500-2000 no need for the fancy condo to tell people you live in a nice building
