I’m a mid level engineer and my team is overwhelmed. There’s more work than we can complete in the timelines that leadership/product has committed to, which is causing leadership to override technical decisions seemingly to meet those deadlines. An example would be routing all live traffic to a feature which was not fully tested, instead of waiting until testing is complete or having that change be dormant and the feature enabled later. Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

Trying to lower housing costs / find housing that is affordable to me in the longterm by buying multi family FHA and using the rental income to cover the majority of the mortgage while living in one unit, but FHA appraisals always ruin the deal (rental income comes in too low). Not sure what to do anymore bc every multi family house in my city has this issue. Inherited a nightmare commercial property in nyc-- tons of bad tenants (section 8/rent stabilized/welfare) barely bringing in any money and paying a ton for lawyers, tax, water etc with more bills to come as we enter cold months. Collecting barely a third of the rent roll each month (imagine 19 tenants getting payment from about 6 each month). Anyone ever been in a similar situation or have advice on how to collect anything to stay afloat. These tenants are killing me literally.
