I could understand wanting to avoid pet rent, but a pet deposit? You will get that back as long as you're responsible (i.e. Clean up messes, teach your dog not to dig holes, etc.) landlords charge a pet deposit for a reason - pets are additional risk to their property. If you truly don't need an ESA (you're post really implies that you don't), then don't abuse the law. That's just common decency and basic ethics.

Then maybe you should've worded your post differently is all I have to say because you clearly insinuated that you just wanted to avoid a fee. That behind us, your apartment complex won't take any action against you. They're most scared of legal action than you are believe me. "Complex denies disabled man his ESA" is NOT a good headline so if they see a letter they'll be fine and no one should question anything further. Legally not allowed for people to ask what condition / disability you have to warrant the need for an ESA

Yeah... pay no mind to Accenture User 1! My old place had $500 per dog (I've three) deposit and $50 a month per dog pet rent. ESA'd all three et voila no charges. Obviously don't use the ESA for anything else like restaurants but the pet rent is bullshit and I fully encourage you to do it regardless of you know who

Partner you just sound entitled and arrogant and ignorant at this point. That's great you can afford a beach house (way to sneak that in), but this post is about complying with the law. Call me naive, but I believe that's something us CPAs have agreed to do. I admit that there can be legitimate reasons to not abide by the law, but those require taking the moral high ground. Lying to a landlord for personal, short-term financial benefit is not the moral high ground. It's pretty discouraging to see someone in your position encouraging that kind of behavior. It's even more discouraging to read your response to emergency questions. Just go to the beach? I'm hoping you just didn't understand my point, because if you did, your response was beyond distasteful.

"Repercussions" ? What could there possibly be. It's just wrong to take advantage of laws that are supposed to benefit the disabled. I have a service dog so yeah I'm really sensitive to this because everywhere I go people assume I'm just doing it to have my dog with me because of people who want to avoid fees....

ESA doesn’t allow you to go to wherever you want with pet. It’s limited to airlines and housing I believe. You can’t even get in a taxi with an ESA if the owner doesn’t allow. Extra housing and airline fees are bullshit. I commend anyone willing to jump through the bullshit circles to avoid these fees

A pet deposit is not a fee. To put it into accounting terms, it's a balance sheet adjustment. It doesn't hit the income statement at all (assuming you're a responsible pet owner). I rent in Southern California, so I know how much housing and owning a pet costs (I have 2 dogs). If you can't afford a $500 balance sheet adjustment, I seriously question your ability to rent or be a responsible pet owner. What happens in an emergency?

Wow this took a nasty turn. I was merely asking for clarification because I am afraid of any repercussions and the lack of authoritative literature on this (from a government website) is a little alarming and leads me to believe there are holes in this "law". I have a letter from my psychiatrist, but is that sufficient? Or do i need an ESA certificate & from where? The rules and certifications seem fuzzy, almost like a medical marijuana license, so I want to ensure I'm protected from any repercussions.

Your psychiatrist should know what to give you paperwork wise. But you can technically get one online for $100. Yes pet rent is bullshit and would probably result in less people getting fake esa certs. Maybe we should be mad at the scheming CA rental market and not people trying to dodge exorbitant unnecessary fees.

I’m convinced that “implementations” are more challenging than “strategy” consulting. Having done both, the nuances associated with having to figure out every last detail in implementations makes the work significantly more challenging than painting high-level strategy in what is often broad brushstrokes filled with assumptions.
