Hi all - Question for all of you.

How do you find Private Capital - or alternatively have you gone the equity loan, Heloc route.

We are on to acquiring our 4th property. Just getting started and up to this point used our own assets. We are approaching the point where ideally we'd like to keep our capital liquid and leverage either private capital, or our equity we built.

Any insights helps as someone just getting started in building a portfolio.

Hello, I would like to move to a position as a Software tester or QA analyst, I have done this before but only in a contract compacity back in 2011. Currently I have been in tech support for 8 yrs and I want to do something different. Was previously working as an advisor growing a nice book and left to move 18hrs away to be close to family. I was pregnant and desperate to take what would move us and now I’m a planner working for FAs and I’m making $130k. Lender shopping before I close out on my first home. Is 3.5% a good rate for putting 20% down on a home? How can I go about having my lender match other lenders? For context, the home I’m building in Texas has a lender that will cover $5k in closing costs if I go with them, and that’s the rate they’re giving me. What are the best ways to reduce my out of pocket expenses when buying, this can be negotiating options or other ideas? I’m 25 and a first time home buyer and would like to keep a good amount in my savings. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…
