Hi all! Seeking advice here. We have a home purchased for $330k and $277k left on the loan (we put little down and have only been here 5 years). We are looking to move in 4-5 years and would purchase something in the range of $700k - $850k. After talking to a mortgage person, I could refinance and take $50k of equity out of the house. I would invest it in something safe and have a larger down payment for the next house. Cash flow is the same and closing costs range from $2.5 - $3.3k. Thoughts?

32 years old and retirement portfolio is 100% equities (65% large cap, 15% international, 10% mid cap, 10% small cap - all low cost, indexed mutual funds). Looking at market news: near-record Schiller CAPE ratio, forecasts of negative 10-year returns on S&P, euphoria in more speculative assets. Thinking of taking some money out of equities (~20%?) and moving into a large bond fund of primarily US treasuries (think BND). I realize bond funds will likely take a hit as interest rates go up (contd.)

Thinking of moving to another county in my state. I own a portfolio of rental properties (about 10), all in state, and thinking of keeping and renting this current primary of mine if we move and renting it as well. Value is $800k,so would be a high-end rental in a sought after N/H. Currently has about $400k equity. So, I'm just on the fence about whether to sell it, put the equity into the new home for a lower pmt or rent it at $500-1000/month NI and let the value go up. Thoughts?

About to list my townhome for sale in a Chicago suburb. Any suggestions on how to price it right? Should i get a property appraisal? I have done alot of renovations recently and don’t want to price it lower. RE gurus: I’m starting down the landlord path and going to be listing my condo for rent, but got a few questions:
1. How did you all draft your rental agreements? (Website, lawyer, etc)
2. Best place to list? (CL, Zillow, Apartment.com,etc)
3. Anything else I should be aware of? (Background checks, income verification, tips, etc)

How to deal with the post- inspection report, buyer requests? Their inspector made a long laundry list of things including a single small gap on the wooden floor to refrigerator door handle is a bit lose. Also saying HVAC is close to end of its useful life.

I’m looking to buy an investment property in the next 9-12 months. When applying for a mortgage, do they only look at my ability to repay based on my salary alone? Or is historical (or projected) income from the property considered as well?

This will be my first property.
