Hi all! Seeking advice here. We have a home purchased for $330k and $277k left on the loan (we put little down and have only been here 5 years). We are looking to move in 4-5 years and would purchase something in the range of $700k - $850k. After talking to a mortgage person, I could refinance and take $50k of equity out of the house. I would invest it in something safe and have a larger down payment for the next house. Cash flow is the same and closing costs range from $2.5 - $3.3k. Thoughts?

- What is this home worth currently? Buy price doesn’t matter much, value is the important part.
- what is your current rate on the mortgage, and what will the new rate be?
- How much will your mortgage payment change after the refi (including the fees associated with the refi)

32 years old and retirement portfolio is 100% equities (65% large cap, 15% international, 10% mid cap, 10% small cap - all low cost, indexed mutual funds). Looking at market news: near-record Schiller CAPE ratio, forecasts of negative 10-year returns on S&P, euphoria in more speculative assets. Thinking of taking some money out of equities (~20%?) and moving into a large bond fund of primarily US treasuries (think BND). I realize bond funds will likely take a hit as interest rates go up (contd.)
