Hi FIRE šŸŸ thinking to buy my first house next year and Iā€™ve read advice here that says to buy the first property and then rent it out (and put little down), but given the current high interest rates, if I put little down, the mortgage will be really high. I also live in a HCOL area so is this advice for LCOL/MCOL or am I missing something? Advice is appreciated!

Donā€™t do that unless itā€™ll actually cover PITI, maintenance expenses, capex, and a property manager (if youā€™re not managing it yourself). Most housing on the MLS in HCOL areas donā€™t actually cash flow or even cover expenses. Run the numbers

Naca program is pretty good with low interest no down payment or closing costs. A lot of benefits , they don't consider credit either. Only major down is you will need to occupy for 5 years unless emergency circumstances where you can sell
