Hi Fishes! Anyone has an insight for the current real estate price now? The RE price in Dallas area is crazy. I plan to buy a rental property in December or next year. Any thoughts on buy now or wait and see?

Just looked on Zillow in Dallas this evening. And Wow! Even in the last 3 months, the houses have gotten more expensive and crappier

Inventory should increase come February or March, as it does each year. But interest rate hikes are climbing, which may slow the prices slightly, but it will also curb buying power.

If you can afford it now and the rents pen out well, go for it.

Inventory is dropping again in Austin and I suspect Dallas. Could see another double digit increase in values.

Inventory tends to drop between thanksgiving and the new year each year. Nobody likes to move during the holidays.

It’s up to Fed. House price won’t go down in meaningful way unless rate tempered. Maybe 2H 2022. But buy now if you can afford. Austin/Dallas won’t go down meaningful way even fed rates goes up. It’s just so many demands in that area coming years driven by businesses & social rather than covid nor rate nor tax.

I do see people move from CA/NY to this area. But I am not sure if the demand is temporary due to COVID or will last longer.

Not completely sure about Dallas, but in San Antonio, we are expecting the market to calm down even more during the summer months. I’d recommend locking in a fixed interest loan and holding off on buying until then.

The market in the DFW area seems still hot. The builders just increased the price for new constructions couple of days ago.

I am currently serving my notice period at PwC AC. They had given out a retention bonus in march with the clause to return it in full if an employee leaves the firm any time before march 2023. Tax was deducted when the bonus was paid out but as per the HR the tax will not be adjusted when I pay back the entire amount. Has anyone faced a similar kind of issue and is there a way to claim tax rebate in ITR ?

Help! I moved into a new apt building in November. rent here is about 3k but avg rent in this area is way less. There’s been many things I’ve noticed AFTER moving in but the one thing that I can’t get over is the people who live above me. I HEAR their music at 7 am. Like I can sing along to the lyrics that’s how loud it is. It sounds like someone is running back and forth / moving furniture alllll day. It’s driving us insane. I’m looking to purchase a home. I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster. Then once I close I can refinance it and keep 20% in the house and pay my dad back for the 20%. Is there a downside to this? Will it get messy?

Looking to get advice on my first real estate property for personal use. Located in Austin, Texas. Currently renting an apartment and I’m looking to purchase my first property. making about 100k a year married with no kids. Spouse currently doesn’t work. Can get about 50K liquid cash and another 50K if needed from brokerage account. I’m deciding between a normal single family home or duplex in 400-500K range. Issue is in Austin I don’t see any decent shape duplex in that range.
