NY rental law question, as they change yearLY: can a landlord increase rent $200 a month before a new tenant moves in? Without making any updates? (Not a rent stabilized apartment). Can they legally refuse to replace a refrigerator that is broken? Lastly, he never sent a lease for us to sign but we have email agreement to rent and ensuing conversations while living in the apartment, rent receipts, so on. Is that a problem? Need to links this all before emailing him with a frustrated tone. TIA!
