Hi folks, I'm really confused b/w Dallas and Austin terms of deciding where to buy my single-family home.
For people living in Austin, what are some top pros and cons of living in Austin compared to Dallas?

Austin is just ramping up on what looks to be endless growth. Has more outdoor activities, music, events, job opportunities, etc. Dallas is more stagnant.

Austin has a better growth story than dallas imo but dallas is an established city with all the amenities one would need (social, sports, education, jobs and Healthcare). I think of them as Austin is like tesla and Dallas is like Toyota. Crazy growth in austin but it's could be a bumpy ride along the way, dallas is reliable and even luxurious (lexus vibes)

Austin adds more outdoor activities but isn't nearly as diverse as dallas and still lacks sporting events (Austin fc games are dope tho)

As much as the argument that Austin is becoming like dallas is out there, Austin has so many different vibes that it will never be dallas. Dripping springs will never be like dallas, westlake/ bee caves will never be like dallas. Buda and Kyle will never be like dallas. North, South, East and West austin have always had different vibes and that's okay 😅. My take is most of these places have kept their same energy over the years (outside of soco and east 6th)

North austin (round rock, leander, cedar park) will lean more dallas like because it has always been a suburban cities that people live in to commute downtown, which is effectively how every other major city in texas was built out (i.e Houston has katy, cypress, Sugarland, kingwood, the woodlands; Dallas has Plano, Mckinney, flower Mound, Southlake, etc.)

Rant aside. welcome to texas, find a community you enjoy spending time with and you'll have a good time 🤠

At a high level, industries are pretty different. Austin has more of a tech lean. I think Dallas feels a bit more sprawling, but you’ll be driving in both most likely.

Agree with AC1. Growth in Austin will continue for quite a while given all the companies relocating here: Tesla, Oracle, addition of a second major Apple campus, FB taking another 1M sq ft of office space, Samsung, etc. As a result real estate prices are rising very quickly (40% in the past 12 months) and traffic is increasing. Airport has direct flights to most major cities (ORD, PHX, JFK, MIA, SFO, LAX, BOS, etc.). We live 16 minutes from the airport which is great compared to our summer place in Chicago (60-90 minutes depending on traffic). Real estate taxes are probably higher in Austin than Dallas, but because of where we live we can walk to the grocery store, movies, restaurants, pubs, park, etc….but we pay for that in terms of price.

Dallas is still growing rapidly, it’s not stagnant by far though the job scene is more traditional F500 (many moving there too) than tech/startups. DFW is a huge hub—can fly almost anywhere domestically or internationally direct. Housing is ~2/3 or less of Austin—both buying and renting. There’s a lot of great ethnic food—much more so than Austin. Traffic is a bit better too—they built for sprawl while Austin has geographic constraints (which make it prettier).

Downsides—it’s not as hip as Austin (though certain areas give a run for the money). Downtown is not as walkable and accessible. It’s not a cool city to move to.

There are far more consulting clients in Dallas (that goes for pretty much every firm) —so if you like to be local many more opps.

Depending on your client base—if it’s other Texas cities (mainly Dallas/Houston) and you’re based in Austin often is much faster to drive vs. fly. Austin still has good connectivity and getting better every day, but it’s not like there’s a flight to Chicago every hour on AA and probably need a connection to go to non-core cities. If you want to go intl, outside of a few cities, need a connection.

I’m from Austin—just giving a point of view on Dallas based on my experience/feedback from friends. Austin is great—though a lot of parts are becoming more Dallas-like (outdoor malls, chain restaurants though somewhat localized, endless suburbs, very artificial) for better or worse. We call some northern suburbs of Austin North Dallas. Austin has a very vibrant young professional scene and the downtown core with zilker park/town lake is a great urban amenity. Traffic is a nightmare everywhere.

I’d disagree on international food scene being better in Dallas, but otherwise I think BCG1 is spot on.

For intl food not Dallas proper—suburbs have a lot of good stuff.

There are a lot of homeless people camping out in Austin. Dallas doesn’t have this problem. Just be weary of which area you decide to live in.
