When you make an offer on home what all cost you ask the seller. I am asking 3% closing, deep cleaning, 1 yr warranty on appliances. The closing in MD runs into 12-15k which is major expense so does asking seller to pay is normal practice. How long a builder installed carpet and appliances generally last assuming normal wear and tear. In 10-15 yr old house i believe most of these needs a new replacement

Need advice on how to navigate a friend situation where a friend is essentially inviting herself out with me and my other friends and I don’t want her to come. I’m 23 and my friends are all 23-24, so we know how to go out, have fun, and not be messy. My other friend is 21 and carries herself as such, so she tends to drink and drink and get messy and throw up everywhere. She also doesn’t know these friends and has no reason to besides me.
