Hi! I have 200k cash and would like to start investing on rental properties with cash flow so I can quit my 9-5 job and spend more time with my 2 small kids. Which areas are great for cash flow and landlord friendly and any tips or things to watch out on investing in real estate?

Honestly, I’d say the market would provide better returns on 200k. Properties take work to maintain and may have thin margins. Especially if you have to hire a management co.

Dividend stocks and real estate both generate income, what you need to figure out is how risky you want to be, how much money you need and how active you want to be on whatever investment

Just avoid illinois. I wouldn't hesitate to buy in Wisconsin, Michigan, Indiana or ohio. Focus on a good neighborhood though. You have to know the "right side of the tracks" in the rust belt

Apart from Fidelity, I'd like to point that SOFI Invest did not restrict any stock and was relatively stable today.

I don't actually use it that much, but interface is slick and it's very user friendly. The only thing though is that they don't have option trading.

Need help with a home loan query - lets say i want to buy a $300k house, and looking for a bank loan.
Here’s the scenario for -Spouse and i together make 300k per year. Savings - 350k.. question is how much bank loan should i take given the high interest rates and how much down payment to make given i have sufficient savings in cash. I do not plan to invest the savings into anything in near term (2-3 yrs) and want to keep a 100k at-least for emergencies.. what should be my down payment

New to fire, started my first year in the workforce last year putting 13% + 1.5% employee match into a Roth 401k. This year I upped it 1% so 14+1.5% total now. My wife & I are 35. If we quit working today, at 70 we are entitled to a combined $50k in annual SS in today’s dollars. (Source: SSA.tools)

$50k real is significant. Let’s be conservative and say that a 70 year old couple spends $100k per year. That’s SS meeting half of your required expenses.

Current law with current demographics shows that SS can fulfill 79% of benefits into perpetuity.

Assuming SS will disappear means working decades longer than needed
