Thanks - very helpful. It’s definitely a tough comparison because of all the variables you’ve outlined and the fact that real estate prices and returns vary so much by city. I happen to have had the biggest % growth in my net worth through real estate equity, but attribute a lot of that to right place/right time. If I could get 10.9% returns from the market moving forward, that would make my investing decisions a lot easier!

Please talk me out of ordering the new ford bronco for 50k. Background: 26 y/o 2020 grad. After taxes, 401K, and HSA I take home ~6100/month. My current car is 13 years old and on its last leg(s). Current debt is 850/month for income based student loan repayments. I have 6 month emergency fund in savings and 20% of net income goes to brokerage account. How are folks thinking about permanent life insurance? 45, making let’s say for example (not my exact numbers): $1M per year, not yet vested in pension. Was thinking need to replace the post tax take home, about $550k NPV’ed at 5% to age 55, so that’s like $3.2M. My husband and I (both 27) max out our Roth IRAs each year, have a complete emergency fund, and I’m able to start maxing my 401K this year (he contributes 10% to his 401K - it isn’t possible for him to max his based on his current pay). We contribute 18% extra towards principal on our mortgage each month. We now have about $20k of additional savings we want to figure out what to do with. What would you recommend to someone who is new to stocks/investments?

I’m thinking about going in house like many attorneys right now. I’ve been practicing 10 years doing commercial real estate with a concentration in hospitality. Useful tip: Try to maintain a file where you diligently update notes about all the projects you have worked on, what challenges did you face, your learnings, client/ manager testimonials etc. This will help you in your next interview. It is not humanly possible to remember every single detail.

Does anyone know why I lose more weight when I eat 2000 calories vs when I eat 1200 calories? For reference, I am currently 5’7 F and 128 lbs. I cannot work out for another month due to an expiring CPA exam so I am definitely losing muscle mass. When I calorie count, I account for every little thing such as the vegetable oils or the tbs of salt. The 1200 calories is usually an extremely large meal + fruits + soup. The 2000 calories is usually a meal from a restaurant + fruits + a sandwich.
