Im a ux/ui and visual designer with 5 years of experience. Last year I told myself this the last year I was working for someone so I didn’t Renew my portfolio hosting. So essentially i lost my work. Fast forward to now i need to get back into the workforce so I’m redoing my portfolio.

My question is what “regular “ or job that doesn’t require a portfolio can i get with the skill of a designer while I rebuild my portfolio and apply for jobs. Working for restaurant is not cutting it.

I am currently a manager. Accepted a position back in patient care for more money and a better schedule. Spoke to my RVP today who raved about my performance and was looking for feedback for the next manager. I do not treat patients and he was interested in how to best prep the next “non-clinical” manager as others in the region were fired or underperformed. I am wrong to be insulted that he did not offer a wage increase? Should I negotiate or run as I have been feeling undervalued?

I am viewing a house tomorrow that is 2 years old. Is it ok to waive an inspection since it is so new?

My offer was rejected on a different house yesterday due to another offer having “better terms”. How big is your emergency fund? I plan on keeping at least a 100k in cash for this coming recession (7 month reserve including my rental property mortgages).

Almost worried that it might not be enough.


I built a standard Airbnb revenue model in excel for a property and it showed a decent monthly income based only on 30% occupancy rate for a place that has an average of 42%. I can take on about half of that as risk in case I don’t make it based on my income. I’m still nervous. Given this very little information… would you invest?


Buying a $700k property in Chicago. We are getting a 3.5% rate with 20% down. We can do 40% down and still have an emergency fund left over for 3-4 months of expenses. Should we do 40% or not?

Best way to find cheap temp housing? Selling my place and buying in a tough market what to do if I don’t find something in time


I really like this house that’s selling for $275k. I want to put in an offer, but think it’s realistically worth $255-$260k. The house is being sold by a company ie Orchard. Should I just buy the house since I like it or do I wait for prices to come down in the next few weeks and look for another house to not overpay?


When selling/buying a house: are included appliances a big deal? Fridge, washer, dryer? Technically you could sell them off, make a grand or so. Or is there more value with the statement “all appliances convey to new owner.”
