I'm split b/w buying a single storey and a 2-storey single family home. From resale point of view, which one is a better buy?

In the northeast, ranch style houses are not nearly as desirable as two stories.

Usually the per sqft price in same location with same condition would be single > two with master on first floor > two with master on second floor

I think single story have more demand all other things equal but they use up more land and are therefore more expensive unless in a low cost area.

I did not have a preference when I bought my house but got a ranch style and love it! Northeast here

You should buy home that meets your requirements. Don’t worry about resale even before moving into your home.
Do you prefer Ranch style or two story?
Do you want a open foyer or family room open to two floors with cat walk?
Do feel safe and comfortable with bedroom on first floor or second floor?
If you want a two floor do you have any elderly guests visiting you frequently? If so do you need a bedroom with attached full bath on first floor?
Starting with resale point of view is not the right way to buy your home. What would you do if there is a fire and portion of your home is damaged? It will be in records of your home you need to disclose during sale and it will lose value anyways.
Find the one that meets your requirements where you and your family will be happy

Need some advice for investing, I make a base salary of 180k - meaning after taxes and 401k etc I take home 9k per month. Child care , living expenses - 4-4.5k, investments in india - 2.5k, I have up to 2-2.5k left every month. Should I be putting all of it in ETFs ? That would be about 33%-25% of my salary.
