Home searching as I get ready to start my new BL job. What do you recommend, multi family or condo? I am single with no kids . Also did anyone have an offer accepted on the first how they saw? Do you regret that?

Also, do cover letters actually work??

I’m single with no kids and bought a single family home with a yard. It’s really nice to have space and know i could expand my family or possibly rent out a room if I took on a lower paying job. Also my family and friends can stay with me when they’re in town. It was wonderful during quarantine - especially the yard! And it’s nice to have a place for parties. Also less likely to have condo fees which seemed really high where I was looking.

Yard work is hard - my yard is not really a yard, mostly decks and patio - but it still requires maintenance. I pay someone to do that (and clean the house).

And yes I did cover letters. I know for some people who have sold something in the cover letter made a difference to them, and safer to do it than not. Got my second offer accepted but it was a slightly less crazy market.

My husband and I bought our first house last year. I think the type of home you buy will depend on where you live. We live in a suburb and have a single
Family home with a hard. We’re hoping to move to Chicago in the next year, where we’d like to buy a townhouse. Having a big hard is a LOT of work, and as a BL associate, you obviously won’t have time to maintain it yourself.

We did get our first offer accepted, and we don’t regret it at all. We’d been looking for awhile before our finances were in order for us to actually get pre-approved, so we knew exactly what we wanted.

Regarding the cover letter, my best friend and her boyfriend did one, and it worked! She is a nurse, and her boyfriend is an engineer. Turns out the sellers had the same occupations, and they felt some connection with my friends!

I bought a condo. Single with no kids. A multi family is either too expensive if no work is needed or too much work if it’s affordable.

Multi family! Most of the mortgage will be covered then move out and buy a single family. Single families and multi families are best for equity

My old side piece and I have been over for a minute now. It was fun until we fell for each other. We are both 'happy'in our current relationships. I have 1 one year old and have told my husband that I want to get divorced. He is being immature about the process and is just trying to make everything difficult. Looking for some perspective: we just got a brand new $2,000 glass top 78" dining table. I asked my husband to please use a table cloth when he uses that table for d&d with his friends to avoid scratches and the loud dice on the table. He got upset that I "don't let him enjoy our stuff," that I "hate the sound of him having fun," and he says I am being unreasonable. How to constructively talk about the long term future with SO? We (both 26) have been together 6 years with the last 3 as LDR. We are supposed to be moving in together over the summer, but given she is moving across state lines I don’t think this should be a light decision. Am I making enough profit for my firm?

I became a 2 year lawyer in September. I started working at my firm, a mid-sized firm practicing commercial business litigation and PI, in March of 2020. Last year I made the firm $180k from my billable hours and I was paid $85k + full health and other benefits.

This year, I'm on track to make about $150k and to make the firm about $450k from my billable hours and PI cases that I originated and settled.

Trying to do right for my firm. I'm treated well.

Has anyone had luck negotiating a fully remote position for a firm that's hybrid? Firm is the next city over and would be a 2 hour+ commute round trip and I really don't want to do that more than a couple times a month.

I added a well recognized litigator in my area at a top firm on LinkedIn... reason being is that I’m a first year in litigation and hope to accomplish at least half the things he has in my career. So it’s interesting to see his takes on things when he engages on a post.

I’m tempted to send him a personal message, not for a job or anything, but honestly just to ask “how he did it” and what advice he might give.
