Put it on red
Real estate shouldn't be a 3-5 year investment timeline. Especially in a market like Houston. Oil prices run hard? Huge gains. Oil prices soften? Losses. It's basically like playing roulette. So put it on red. (Unless you're planning on putting in sweat equity)
Lol EaDo is not nice. I wouldn't invest in that area unless you're heavily interested in the future of Houston development. As an outsider looking to invest in Houston real estate with minimal risk, EaDo is not one of the areas to look at.
Houston is currently overbuilt with lots of new luxury apartments. Better to rent with all that competition and deals are easy to get.
Eado! The closer you are to the city the higher the property value goes up. Timing is everything. My realtor gave me other options for areas - I liked the Eado area esp with option of metro rail right there. My value has only gone up since. Post burner can send you the other areas/prop types.
Heights or sugar Land. Those two places are ridiculously priced and keeps going up.
Springs/woodlands. I have 5 investment homes in that area over the past 3 years.

Hands down EaDo. I live around there and it keeps changing for the better every day. New townhomes and apts constantly being built. It's becoming a pretty nice area.

It varies by neighborhood. Crime stats are similar to EaDo and Heights (worse than you think but overall okay). 3rd ward proper and 5th ward are similar where crime is higher than you want, esp for a family. Greater 3rd ward (Riverside and south of the bayou) has normal crime rate for Houston. Houses and neighborhoods vary from nice mansions to dumps but all are coming up barring any economic disaster

Idk about sugar land - it's hard to see value in the burbs but if looking to purchase and rent it out it - I'd recommend buying in area with best school district (like clements HS) so that's one of your major selling points.

Eagle Springs.
Area between Spring Branch proper and the 610 loop should improve. It's cheaper than SB and the Heights, underdeveloped but school districts are decent and getting better. Close to downtown and not toofar from Katy either
