Houston 🐟: I have $300K to spend. Which area would you suggest me to buy? I don't care about it being in the suburbs/city. I want where I can get most gain in the next 3-5 years. Thanks!

Put it on red

like

Real estate shouldn't be a 3-5 year investment timeline. Especially in a market like Houston. Oil prices run hard? Huge gains. Oil prices soften? Losses. It's basically like playing roulette. So put it on red. (Unless you're planning on putting in sweat equity)

like

Lol EaDo is not nice. I wouldn't invest in that area unless you're heavily interested in the future of Houston development. As an outsider looking to invest in Houston real estate with minimal risk, EaDo is not one of the areas to look at.

like

Houston is currently overbuilt with lots of new luxury apartments. Better to rent with all that competition and deals are easy to get.

like

Eado! The closer you are to the city the higher the property value goes up. Timing is everything. My realtor gave me other options for areas - I liked the Eado area esp with option of metro rail right there. My value has only gone up since. Post burner can send you the other areas/prop types.

like

Heights or sugar Land. Those two places are ridiculously priced and keeps going up.

like

Springs/woodlands. I have 5 investment homes in that area over the past 3 years.

like

Definitely heights or timber grove area off TC Jester

like

Lol at the Katy/Sugar Land comments. Stay in the loop!

Sugar Land

like

Hands down EaDo. I live around there and it keeps changing for the better every day. New townhomes and apts constantly being built. It's becoming a pretty nice area.

like

Thanks for all the suggestion. Have you heard of Fifth Ward being the up & coming area?

like

It varies by neighborhood. Crime stats are similar to EaDo and Heights (worse than you think but overall okay). 3rd ward proper and 5th ward are similar where crime is higher than you want, esp for a family. Greater 3rd ward (Riverside and south of the bayou) has normal crime rate for Houston. Houses and neighborhoods vary from nice mansions to dumps but all are coming up barring any economic disaster

like

? What do you mean?

Idk about sugar land - it's hard to see value in the burbs but if looking to purchase and rent it out it - I'd recommend buying in area with best school district (like clements HS) so that's one of your major selling points.

Katy

Spring Branch

Eagle Springs.

Area between Spring Branch proper and the 610 loop should improve. It's cheaper than SB and the Heights, underdeveloped but school districts are decent and getting better. Close to downtown and not toofar from Katy either

Someone please tell me where in tf I need to drop my Hinge location in the DMV area to find my person. I’m in Baltimore and am getting frustrated/losing hope after only finding guys whose time would’ve been better spent focusing on themselves to be emotionally available and ready to date rather than dating as a distraction. I’m convinced I’m going to die alone. And if you have a single guy friend in that area who is a genuinely good person, please let me know 😂

3 tips I always give to first-time home sellers that make my work easier:

1. Try professional photos. You have one chance to impress possible buyers. Use it wisely.
2. Be flexible with home showings. Maybe your possible buyers won't appreciate your house's potential if there are dogs running around or too many people inside.
3. Respond promptly to a purchase offer. Some people don't have much time to wait for an answer. Be quick and responsive!

Buy/lease now or defer to Q1-2023?

My car broke (engine seized, 10y old). I am interested in 530i ($62k price), however 3year lease is $1,000+ monthly (with $5k down). Monthly lesse payment is 50% more than bmw advertised offers (“south FL dealers are not participating in the program”)

Q to car gurus/experts- should I defer purchase/lease for 6 months? My logic, the impending recession will reduce demand and we will go back to more balanced market (lower prices with negotiation).
