You need to have 2 or more roommates, divvy up bedrooms based on square footage, and take the smallest one, which is often a flex.
I’ve done this for 8 years straight in NYC and have never paid over $1.4k. Some of the apartments were luxury buildings too with doormen. It’s definitely doable.
I would look at off-campus Facebook groups (e.g. NYU, Columbia, FIT) and find people there who are also looking for 3 bedroom or more apartments.

Just because it’s a walk up doesn’t mean it’s not we’ll maintained. I lived in one previously and didn’t have any issues. Actually liked not having the doorman know everyone’s business. “Luxury” buildings are obviously more expensive.
Yes they are walk ups, 3rd floor and higher and farther from subway.
