Is it a red flag if my agent’s preferred lender is a mortgage bank, as opposed to a commercial bank/credit union? Looking to get pre-approved in search of my first investment property and have heard that interest rates tend to be higher with mortgage banks…

Are gates really necessary? My house is setup to where our master is on the first floor and the rest of the bedrooms are upstairs. We live in Texas so the upstairs is a huge second floor living room that all the bedrooms walk into. The stairs are in the corner. I’m being constantly told by my MIL that we need one and I finally had to have the unsolicited advice convo that we will do what we want/when we want. She has four other grandchildren and doesn’t have gates at her place. Now (cont’d)
Hi everyone, my dad has been looking for an AP Royal Oak chronograph for a few years - ideally in blue but would also be happy with black. I’m in NY and the AP sales person told me it was not likely to be available this year (in any colour, let alone blue) - does anyone have suggestions on how to find this watch? Would love to surprise him with it (he’s paying, just to be clear - but is in Australia and there’s no AP store there). Thanks 🙏

I'm actually a Registered Nurse; I've emailed support to find out how to change myself from a physician to RN. Are there any nurses on here who were able to get their foot in the door doing CDI without having CDI experience? I've been a nurse; overall, for 16 years. My clinical background is in Med-Surg, Telemetry, Step-Down, Infectious Disease with the last 10 years being away from bedside in Pharmacovigilance. Is it possible to land a CDI position without experience? So far I've had zero luck
I applied for a job within my unit that I do not qualify for. Now, I have an interview for this job. Has anyone felt this way?

I'm applying for a rehab aide job at an outpatient orthopedic clinic. I have two years experience at another outpatient clinic (athletico) and I have a bachelor degree in Rehabilitation sciences. Min wage is 15 from where I'm at. How much should I ask for at this new job? I was hoping 18-20. Is that reasonable?
Currently in outpatient ortho PT. Been in the career for several years and I’ve enjoyed it but I’m wanting to look for other opportunities outside of patient care. No interest in doing a residency or teaching. I’ve been thinking of doing an MBA but unsure of what opportunities out there such as admin roles, ortho sales, consulting, etc. I’ve taken several business classes in undergrad and enjoyed them. Looking for advice on career transition and whether an MBA is worth it. Thanks!
