Hey guys - does anyone have recommendations for Indian wavy 5x5 or 6x6 closures? I was going to order off of Amora Renae (https://www.amorarenaecollection.co/product/thin-swiss-lace-5x5-closure/) but they aren’t restocking. I’m still getting bundles from them, but clueless on another solid company that would have matching hair (friend is making me a wig bc of a natural hair crisis I’m having, I’m absolutely clueless when it comes to anything like this)!

You will eventually have to pull the trigger. As long as your first deal cash flows with a decent buffer then you’ll learn a lot for your next deal and so on

Just keep looking. Find other markets. Not many deals out there but if you’re quick and willing to pay for an “okay” deal, do it. It’s super hard to find a home run deal now
Well, there has to be more to that then just positive cash flow? Doesn’t seem worth the investment if my total invested money is 150k and only getting back 300/month
I’ve very much been been wanting to pull the trigger, but don’t want to buy a bad deal.
I’ve looked at deals where even at 20% down for a duplex or quad, it would either negative cash flow or barely make any. They try to sell the property based on pro forma numbers which are completely optimistic. Some brokers have told me that the previous owner bought too high and want to make money on their exit. Don’t feel comfortable pulling the trigger on those properties. That’s why I want to find an investor to see how they are doing it/what I may be doing wrong
