In all seriousness, we save every year but I wouldn’t have been able to hop on the rental properties I did without being afforded those opportunities due to the dynamic I grew up in. Just keep saving and don’t get disheartened by what others do

They key is that when you buy your first property you buy something under value or where you can increase the value some how. For example I just bought a duplex, renovated it and converted it to a triplex. Once that was all done I rented it out and refinanced it to pull the money out and buy another house. Look up BRRRR method for real estate investing. IMO you don’t want to be saving for for each property.. that would take forever unless you have a very high paying job. Good luck!

High incomes help. We essentially use our w2 jobs to shove money into investments. After a few we did start selling leveraging 1031 and would sell 1 property to buy 2 more. Appreciation and a high growth city helped with that. Will have about 10 this month depending if we sell anymore. Started really acquiring in 2016 and have a pipeline of new builds also lined up.

Typically 25% down. Sometimes 20% down for new builds with preferred lenders.

I think it depends how often you're trying to do it and where you are. With our normal saving we could have enough for a down-payment on a new investment property every 12-18 months or so, but you need to factor in the risk of covering the mortgage if it doesn't rent timely.

5% or whatever the minimum the loan requires. PMI is low in my area, it's not worth additional down payment to offset and I've always been able to get rid of it after 2-3 years just with market appreciation.

More a personal finance question than an investment question. A family member is having health issues that I’m having to deal with. Long story short the only means I have available is a 401k loan. I’ve factored in pros and cons of this. Only question is what information will my employer have if I take this loan? Can they use it for denying me a promotion for eg? Arguing that I’m not financially responsible. I don’t think so but curious to hear if anyone had this happen to them?

I am 37 and just started aggressively saving 4 years ago (beyond maxing my 401k). I have around $500k in retirement accounts and $350k in savings and investment accounts. About $200k in equity in my house (half paid off). Beyond maxing my 401k I have 6k/month I save/invest. Ideally want to retire in 8 years (45). What are good options to do with the 6k/month? Need some advice. I am a simple person and have not thought much about some massive or strategic diversification of my net worth. I am 40 yrs old. Net worth of $2.2M. Do you have a set $ you save every month? I'm 27, I've been tracking spend since 2020 and my $ saved has very strong variances MoM. If we consider 2021 a more "regular" year, I varied from $600 saved one month up to $3.2k in another (though that was partially due to a job change)... It's not affecting my overall saving % (was 46%) but wondering if I should try to even it out a bit more?

Would you take a job that pays well ($100k more) but not very interesting to meet your FIRE goal? It may even be a step down in your career but well… it pays well.

Or would you take another job that you are excited for, mentally challenging, definitely going to be more stressful but it is going to push you toward a more fulfilling work (at least to my ego 🤣). It pays a lot less.
