How do y'all budget on how much it should cost to furnish a new home / townhome from scratch? I have a 3bed, 3 bath about 1,600 sq ft. Trying to not break the bank and set a realistic budget.

It depends where you want to shop to. Wayfair and West Elm is two very different budgets.

My estimate is $10,000+

$2500 for master bedroom
$1500 per guest room
$1000 for a dining set
$3000 living room
$1000 decorative items

Definitely not west elm, more budget friendly options like wayfair, Ikea, home depot, lowes, target stuff

If I want to start acquiring rental properties, should I diversify markets and hire property managers, or stick to one area where I can manage. Volume would be a total of 3-4 properties as Airbnb or yr long rentals. Already own one Airbnb where rental market is good, but home is unlikely to appreciate very quickly in value like a T1 city.

How do you come up with your labs to make sure they are aligned with the unit.? I responded via email the following morning with a few times I can go in as requested, specifically a time on Monday. TX Property Help:
I have new tenants at 1 of our properties in TX who have placed official maintenance requests for every little thing wrong with the house. (all the way down to loose screw on the toilet paper holder, gap in the front door weather stripping etc.)
Their lease started Apr 9th, but they didn't send the Condition Move In Report back to me until May 17th.
Any recs on how to legally reject the requests? What items don't I need to fix, and how to deny them w/o pissing off tenants?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. Bought a condo and was informed by the existing tenant that the bedroom window in the winter collects way above normal amount of condensation to the point that the floor beneath the window is soaked. Tenant said they informed the prior owners numerous times to the issue but were ignored. No mention of it on any disclosure form. Is this grounds for a lawsuit? Pretty new the property owner stuff.
