My wife felt like the world was ending with each offer that got rejected. When we finally had one accepted, we looked back at the houses we were so upset about not getting and couldn’t imagine actually paying what we had offered haha. Winner’s curse is real so be careful out there and remove as much emotion as possible.

Come now, isnt this a bit dramatic? Market sucks for buyers right now, but losing on a house isn’t the end of the world. Get back on the horse and send out some more offers.

Sometimes doors are closed because there is a better door for you to go through in the future. Be patient 🙏 I lost out ok a great duplex back in November 2020 after bidding 20k over asking. I am now in contract on a better property for 20k less than the previous house, and this house has better attributes!

Buy a different house

On the next one offer to take a second. We have bought two houses this way with the 1st place offer dropping out.

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

Would love everyone’s thoughts! Which of these two options would you pick if your goal is to buy and hold for appreciation purposes given these are in a very hot market. Both same lot size.

Option 1:
- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)

We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.

If you live in HCOL area where homes are at least a million. Where do you get the 20% downpayment besides saving cash which takes time. Stocks are down cant really sell. We love our neighborhood and lots of homes in the market now but dont have enough cash for 20%dp, i’d like to put more dp so monthly mortgage is withing budget.
