You should do your best and final. 2% probably won’t get it if there are 6 offers, but if that’s your max, then that’s your max.

If you really have a limit on how much over asking you want to bid, you could sweeten the offer other ways. Waive all contingencies, add a few zeros to your escrow and/or down payment.

like

please dont waive contingencies, they are meant to protect you as a buyer....i dont even look at houses that has multiple offer these days ..keep looking you'll get another one

I’ve received an offer for a part time position but unfortunately just learned due to unforeseen circumstances, I will need to continue working full time and in my current role for now. The position is in graphic design. Has anyone ever turned down an offer but offered working on a freelance capacity as an alternative? Staying full time and taking on freelance would be something that would mutually help both out. Does anyone have any advice for how to navigate this conversation?

Having had a few promotions at my first job out of college to accepting an offer for a managerial role at Robert Half and within a year discovering that was not the culture I fit to now having my dream position. I’ve discovered one thing that became true for me for my mental health. That is that you can have just as much success at a smaller company that is motivated by humility along with profit rather than greed or fear, but the community is still there and that made the difference.

Looking for some advice. I have a Heloc with a 75k line. Should I tap 50k of it to buy another property which will net me a 10% return (after first mortgage and loc interest is paid)? Then, I would pay down the line by 3-4k per month. The 10% return would equate to $250 per month. OR do I just save up more cash and not tap the line (as much) and make $400 per month on the rental. Option 1 or 2 make more sense?

Still worth buying a house in Dallas? Are we too late? Currently WFH, but we are hoping to keep it that way for the next few years of we can.

Like the school districts in Frisco, but nothing nice available. All the new homes are booked up in advance as well. Is Prosper too far out in the boonies? Any other good spots in greater Dallas that have good school districts?

Plan to rent it out in the future if we move elsewhere, or if WFH situation changes.

Fell in love with a house that hit the market a couple hours ago, touring it tomorrow afternoon (already booked with tours till then). It's listed about 30-40k below what comps have been selling for, so a bidding war is certain.
