25M. I’m gonna spend 20k to get into the stock market for the first time ever. I’m way too late but better late than never. Also gonna save 10k in high yield savings for my 30k in student loans (in addition to monthly savings). Thoughts on this? Boeing, Live Nation, VOO, USO, Amazon, Square, Disney, Spotify, Walmart, and Lynas (rare earths)
In the northeast, super important to get a gauge on radon even if you have to do it post-closing (on your own dime). I can’t stress this enough. Randon is dangerous and is the leading cause of lung cancer for non-smokers.
I lost a non-smoker family member to lung cancer from what we believe was extended randon exposure. Long story short, we got our radon tested after family member was diagnosed and the levels were 3x the limit. We had been in the house for 17 years. It was quite scary and, sadly, likely avoidable.

How old is the house ?
Less likely it would be used, but keep in mind that it wasn’t until 1976 under the TSCA that asbestos was even all that much restricted. If the house was built in the 30s, that is one thing, 70s, another. But how much would it cost just to know?
Radon inspection is only “not common” because it’s a common occurrence and easy to fix. In this market…are you going to back out of a house with radon when you can fix it for $1,500 or less? I just mentally added a likely $1,500 to purchase price and moved on. Then did indeed spend around that on a radon mitigation system.

Yeah don’t skip radon. It’s only like an extra $100 on top of a normal inspection so you might as well get it done at the same time.
