When you’re ready to start looking in person. Since the majority of homes won’t host an open house, you have to have a realtor to see them.
I spoke to an agent one year before purchasing. I made it clear from the beginning that I wasn’t going to purchase at that time but would be in the future and the realtor appreciated the transparency and would send me MLS links very so often. Then, I would reach out if I wanted to tour a place and 1yr later I purchased with that agent.

Right after we figured out how much house we can afford.
Study the market by yourself first, by visiting new constructions and few open houses. Compare with what you can afford.
Then get a realtor and tell them what you are exactly looking for.
A good agent should also help you navigate the process and answer your questions.
Just be honest with your realtor on what your timeline is. We found it very helpful for our first home and would absolutely recommend finding the right one.
Now. You have no idea when you’ll buy a house. You might say you’re ready to buy a house next month but the market doesn’t care what you think
We found an agent just to help us look, when we were planning to buy 6-12 months down the road... the first day we went on tours, our agent added the perfect home for us to our agenda last minute and we put in an offer the next day 🤣

We don't know where prices will be in one year. They could be 10% lower too.
I wouldn’t. I’d search on my own. I’d see if seller’s agent would represent both parties for a lower commission. If no, I’d negotiate a lower fee and handle it myself and I’d use the firm’s legal plan for all legal docs. Saved me $20k+ and seller ended up in a better spot.

Assuming you're a first time buyer, particularly in this market, get a buyer's agent.
If you have a good lawyer you don’t need a realtor and can negotiate part of the commission
You really only need a realtor when you are ready to put down offers (you can do all the research on your own if you know the area)… so I wouldn’t have a realtor until you are ready to buy.

Why do all the research without a realtor? It’s literally their job. They know the market better and have access to things you don’t (like homes going through their office not yet on the public listings, or scheduling tours outside of open houses, or escrows falling through).

I spoke to a few mortgage companies first to see what rates and loan I could get.
A good credit history, higher salary and how the mortgage rate market is doing will factor into the rate you get. I got rates from 3 different companies and picked the lowest/ most customer friendly one.
