I’m prioritizing paying off my student debt before I start saving for a home. I’ll likely be in my early 30s when I actually purchase (currently 26).

I’ll add to this that I’m in CA and qualifying right now is close to impossible especially with high debt from loans. I’m holding $118k between undergrad and grad right now so I want that gone to have a better chance when I’m ready to purchase.

I came in 2009 at 18 years old, got my house in late 2019, I only had 40k, found a single small cozy home 20 minutes driving away from Boston with a cute garden, I only made 60k in 2019, the house was 398k, and I put down 5%, the interest rate was 3.8%, I wrote a letter to the homeowner and told them why I need their home so bad. And the Offer was accepted! Can't believe it, the broker told me they have 12 offers. And my offer was 399k lol im
Poor girl 🫠The day I closed my house, I was utterly broke and scared that I couldn't make the monthly payment and maybe the bank would take my place one day lol. I got a home with no furniture, and I slept on the floor for months. Then the pandemic hit, I decided to jump for a better job, Today I make 120k but With the rate today and inflation, no way I can find a single home near Boston with 400k. Even with my current salary, I don't think I can afford a house...maybe in 5-7 years saving
I'm 36 and I'm on track to do it in 2 years, but I had no parental help from 18 onwards and didn't start making a decent salary until 31

Thanks but the townhome was only $287.5k so much easier to do than nowadays
Graduated in 2016, purchased a duplex I don’t live in in 2019, moved to a different state and not planning on purchasing a home for a while due to prices and not staying in this city long enough to want to own. It really depends on your situation and location plus market and interest rates. Don’t beat yourself up for not owning for a long time after you’re out of college. Prices are insane right now.

I got my house when I was 23. Never went to college just started working my ass off. And only bought because my rent was going up and had a second kid on the way. Good for you for doing it in the right order. 👍
Sounds like a pretty good plan lol. I’m 28 and still far from a good DP on a house

I bought my home around 2020, 2 years after college. The market had slowed down because people were unsure about COVID. Rates were low. The family selling was getting a divorce and they listed the house low because they wanted to sell asap. It was the ugly house in a pretty neighborhood. It was such a great move! I was so scared because I was so young but now I’m so happy I did.
Graduated May 2021, closed on house April 2022.
Buy a home as soon as you can (after around mid 2023 since prices will drop)
