How long does final underwriting to closing take? Was hoping to close this week but the bank has been taking forever. I got my conditional approval over a month ago. Did not think the final underwriting would take so long.

Everything related to closing has been super backed up. Quicken, which is known for, ya know, being quick, took 45 days to close instead of 30 on my refinance.

When I got my first mortgage, PNC was so slow that it was 3-4 weeks delayed in closing. This was 2016 and I don't remember any market factors contributing to a delay.

So maybe add on like a month to whenever they said it would typically be done? Or 3 weeks to any Covid estimate? Sorry, I know that stinks.

Damn ok. I started this process in January. Hoping it doesn’t take too much longer but thanks for the insight. I feel like the whole process went so quickly up to now when all of a sudden it’s just lagging.

Depends on the lender.

Ok not a huge fan of large banks. I closed in 30 days in December. Took about 5 days to underwrite with a local regional bank.

NDAs for Nannies? I was wondering how everyone who is doing some work from home during covid handles in-house caregivers? Obviously we all take all steps to protect confidential information and realistically a caregiver isn't going to be exposed to anything we do, but does anyone require an NDA just to be on the safe side? (I dont have an in home caregiver yet, but just thinking about it.)

I live in Virginia and looking to buy rental/investment property. The barrier to entry in the renal market in Northern Virginia is high so I am looking at other cities/states with properties priced at 100-150K with a cap rate ranging from 8-9%. I am looking at Michigan or Ohio right now but open to other states/cites

Nationwide the real estate market is slowing down and cooling off. For my Miami peeps, do you think that’ll reach down here? Do you think the novelty of moving to Miami will Peter out (due to hurricanes, less concern about covid, slowdowns in increases elsewhere, increased rates, whatever) or do you feel this is a San Francisco situation where it’ll buck the national trend and keep on fire?

Wife and I bought a house at $445k in Arizona this past summer. We’re wanting to stay in it for 5-6 years and move into one of the many new builds in the area. I’m looking down the road at $700-$1m and trying to figure out how people own these houses. The house I’m in now already seems like it costs a lot for upkeep, bills, etc. can’t imagine the next house 😂

Obviously that next house price doesn’t NEED to be that much. But definitely a want with how much house you can get for that price in AZ

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment.
