I haven't found much success in going direct to banks, more with credit unions. But, what I like to do is find a good mortgage broker. They've been more consistent in getting good rates. As a realtor or two who the recommend.
3-5 is average- I called 5 and chose #2 of those 5 bc they had the best rate/ program
One. The one recommended by my agent, because she had a guy that worked with her clients a lot.

I used a mortgage broker. Good one knows how to get best deals and won't ask lot of unnecessary questions during the mortgage process. If you go with a large bank, you may end up providing lot of documents. Not worth it

Deal like you would with car salesman- Tell them credentials and ask what they can do in next 2 mints, else you are driving off- banks can have better tha broker rates, you need to negotiate- look aggressive get a red polo shirt for interaction
