Something listed a long time usually means it’s overpriced for what it is. If it’s been listed a long time, they may be open to an offer significantly below the listed price.
Hard to say right now given COVID. In general, anything over like 15-20 days, there has to be something off. Typically good places will be off the market within 1-3 days of being listed.

OP, I would. I was looking Nov-Jan and old listings were generally old for a reason. Had much better luck waiting for new listings.

The good stuff will go within <5 days, so it depends what you’re looking for (re: dealbreakers) and how discerning you are. Covid or not Covid.

Agree, it depends what your priorities are. I’ve seen places I really liked that were on the market for 2 months because of weird layouts/other things I didn’t care about. A good approach is ID’ing what you don’t care about (eg no laundry, no elevator etc) that others might and filtering based on that - great way to find deals that work for you
