I d say that to get a decent 1 BR flat in zone 1/2 you’d need 1.5k (depending on which neighborhood of course) + 200 bills (incl. council tax). So 1.7k. Usual rule of thumb is 1/3 of your net on rent max. So you d need 5.1k net (3x1.7). This is about 90k per year.
Yeah depending on your definition of decent, it’ll all be down to the neighbourhood you choose and what your preferences are on a building. For me, a decent 1 bed in zone 1/2 would be £2k per month excluding bills. For the same standard, and a bigger 1 bed you could get for £1400-£1600 in zone 3/4. Remember also, zone 1 doesn’t necessarily mean closer to the office/centre. It takes me 20 mins to get to the office from zone 3/4, but took 45 minutes from zone 2. Look based on travel rather than zones - Citymapper app is your friend here!
