Inspections are usually a chance to negotiate additional $ off for the buyer. Up to you how you want to handle it:
- you can give them some $ off
- if nothing major and you’re not desperate to sell, don’t give any and hope to call their bluff

Everything is negotiable. As a buyer, I often ask for 10 to 20 things being repaired, hoping I get half of them.

Market is changing fast and shifting to buyer markets. The longer you wait the worse it will get as the feds still will raise rates another 1%+ before end of year. So waiting is not to your advantage.

In terms of selling report, if there is anything major a lender may not let them close without them being fixed. If it’s minor, they may choose to renegotiate since they were purchasing a property in a certain expected condition and the report shows otherwise. If they are minor things it’s different and made they are less likely to care, when it’s larger items they’ll probably be more spooked.

Now as a seller it’s up to you to decide how bad you want a deal done and what you’re willing to give to ensure the deal gets done versus wait versus just decide you don’t want to sell.

Fix the items you would want fixed if you were the buyer, remembering that cosmetic "repairs" are not typical inspection items. The inspector works for the buyer and will find every little thing to ensure their clients consider them thorough. Trust your Realtor; it's not their first rodeo (hopefully, lol).
