Definitely depends on the individual, but for me:
- neighborhood (goes along with close to nicer places)
- building
- unit
- transportation convenience
- amenities (I've lived in a high rise and never used the amenities there)

Proximity to the office (I can go anywhere on the weekend, but don’t want to waste time on commute everyday)
Amenities (a good gym and swimming pool in the building as I’m too lazy to go otherwise, W/D in the unit, concierge)
Couldn’t care less about everything else.

It depends on the project, now we just go to the office as clients are not ready to see us yet. I’m not a fun of WFH so I come almost everyday now.

Commenting on the bits that are NYC-specific, as a lot of the rest are personal priorities.
#1: Proximity of apartment to a train.
Bonus points for multiple trains + express trains. If it’s more than 3-4 blocks away, I’d be tempted to take cars far more often. An added expense.
#2: Decide how much influence proximity to friends is for you.
MANY NYers rarely leave their neighborhood. I’m cool not living near my friends and having to commute to see them but I consciously make a point to NOT stay 90% in my neighborhood. If you wouldn’t do that, maybe look in the neighborhoods your friends are in + adjacent neighborhoods.
